On June 25, nCino and the ABA ran a live mortgage demo from first click to pre-approval — here's what happened.

Most mortgage tech demos walk you through polished screenshots. On June 25, during the American Bankers Association's Housing Month, nCino's Casey Williams and Johnny Ott did something different. They ran a complete borrower journey live on screen — from a Google search on a Tuesday night to a pre-approval letter — without skipping a single step. Here's what webinar attendees saw, and what it means for lenders trying to figure out what a modern mortgage experience actually looks like.

Why We Ran the Demo Live

Most lenders haven't seen what a fully digital, self-serve mortgage experience actually looks like end to end. They've read about it, heard the pitches about it, watched recorded clips of it. What they haven't done is watch a real borrower flow start to finish in real time.

That's why the demo wasn't a slide deck. The webinar showed a borrower on her couch at 9 p.m., phone in hand, and the loan officer's dashboard side-by-side on the same screen. Both views, both perspectives, both moving in parallel. That's the part of the story that gets flattened in a screenshot, and it's the part that changes how lenders think about what's possible.

Five Moments That Defined the Demo

The full journey ran about 20 minutes, start to finish. Here are the five moments that made the case.

9 p.m., No Account Required

The borrower found the lender through a Google search. One click on the search result took her to the lender's site, where she started an application immediately. No account creation. No "sign up to continue." No friction between intent and action. For a borrower comparing three or four lenders at once, that first click is often the difference between starting an application and bouncing to the next tab.

"What's PMI?"

Halfway through filling out the application, the borrower had a question. She typed it directly into Mortgage Advisor, the conversational AI built into the experience. Ten seconds later, she had a clear answer and kept going. No callback request. No email. No waiting until business hours. The loan officer never knew she'd had a question because the question didn't need a loan officer to answer it.

The Loan Officer Who Didn't Lift a Finger

Once the borrower submitted, document validation ran automatically. AUS Smart Tasks fired off. The system ran the credit decision and returned an Approve/Eligible, all without the loan officer pushing a button.

The Human Moment That Actually Mattered

When Casey finally stepped in, it wasn't to chase a missing document. He messaged the borrower to share that she’d qualified, and to point out that a different loan product would save her about $200 a month. That's the conversation loan officers should be having. It's also the conversation that builds the kind of borrower loyalty that generates referrals.

Day 1 vs. Day 3

When the pre-approval letter was issued, the loan already had a complete 1003, verified income, automated underwriting findings, and zero paper. In most mortgage operations, a loan doesn't reach that state until Day 3 at the earliest. Webinar attendees watched it happen before the borrower had finished her coffee.

Self-Serve Is a Growth Strategy, Not a Feature

The single biggest reframe of the session: self-serve isn't a checkbox on a vendor's RFP response. It's how lenders grow.

When borrowers can move through application, document validation, and pre-approval on their own time, more of them finish. When loan officers spend their days advising instead of chasing documents, they handle more files. When the first human conversation is about which loan product fits, not whether a pay stub came through, borrowers come back and bring referrals with them. Each of those compounds. Together, they change the economics of the mortgage channel. The technology in the demo didn't replace the loan officer. It replaced the busy work that was never a good use of their time.
